A good office window clean should improve the building without becoming the main event inside it.

C12 Offices is a multi-storey commercial property on Cathedral Road. The front rises across three storeys, while the rear extends to four and includes outdoor areas that form part of the building rather than sitting separately from it.

That matters when planning the clean. An office building can have windows at several heights, glazing facing terraces or balconies, and internal glass that all needs attention. Treating each part as a separate job would make the process unnecessarily disruptive.

Instead, the cleaning was planned around the way the building is actually used.

Reaching the Upper Floors From Ground Level

For the external glazing, the water-fed pole system allowed the team to reach the higher windows safely from ground level.

Height itself is rarely the interesting part of a commercial window cleaning job, but access is.

The question is usually whether the glass can be reached efficiently without placing equipment where people are walking, working or using entrances. Water-fed poles make that considerably easier on buildings such as C12 because much of the work can be completed without repeatedly repositioning ladders or arranging more intrusive access equipment.

Pure water is fed through the pole to the brush head, allowing the glass and frames to be cleaned and rinsed before drying naturally.

Cleaning the Balcony From Above

The rear of the property presented a slightly different challenge because of the balcony and garden terrace.

Using the pole system, the balcony glazing could be approached from above, allowing both the front and rear-facing surfaces to be cleaned.

Features like balconies can easily become the awkward part of a maintenance programme. They may look straightforward from inside the building but provide surprisingly limited access once you need to clean the outside face.

Being able to work from another level of the building avoids turning a relatively routine clean into a complicated access exercise.

Working Around a Busy Office

For us, this is one of the most important differences between residential and office window cleaning.

The glass needs to be cleaned properly, of course, but that is only half of the job.

There may be meetings underway, people concentrating at desks, visitors arriving, calls being taken and staff moving between rooms. A cleaning team that constantly interrupts those activities can quickly become more noticeable than the dirty windows were.

At C12 Offices, the work was carried out discreetly and tidily, with cleaning organised around the people using the building.

Internal glass also requires a different working style from exterior cleaning. There is no distance between the cleaner and the workplace. Desks, chairs, computers and employees may all be close by.

Keeping equipment controlled, working neatly and moving through the office without creating unnecessary disruption becomes just as important as achieving a clear finish.

The Terrace and Outdoor Areas

The garden terrace and balcony were also incorporated into the cleaning work.

These areas form part of the experience of the office, particularly when employees or visitors use them during the day. Clean glazing around a terrace makes a surprisingly large difference because it is viewed at close range rather than from the pavement below.

It is also why we prefer to look at commercial buildings as a whole rather than concentrating only on the most obvious front-facing windows.

A beautifully cleaned entrance loses some of its impact if the glazing overlooking the terrace has been forgotten.

The Result: Clean Glass Without Disrupting the Working Day

At C12 Offices, the combination of water-fed pole cleaning, careful access planning and discreet internal work meant the different areas of the building could be dealt with as one coordinated clean.

The high external glazing was reached from ground level. The balcony could be cleaned from above on both sides. Internal office pods were cleaned while respecting the working environment around them, and the terrace areas were included rather than treated as an afterthought.
