The gutters had become so heavily overgrown that a complete clear-out was required. Cardiff Window Cleaner Ltd used a combination of manual removal and professional gutter vacuum equipment to remove the vegetation and accumulated debris.

Minor repairs were then carried out and the guttering was flushed with water to confirm that everything was running correctly.

The property also required extensive uPVC and window cleaning, so the job provides a good example of what can happen to exterior surfaces when a house has had little maintenance for an extended period.

Terraced houses can create their own access challenges.

Rear guttering may sit above extensions or conservatories, side access may be limited and in some properties there may be no convenient route to the rear of the building at all.

We have encountered exactly this situation during our work in Barry Island, where access to the rear of one property had to be managed through the house while other trades were working on site.

High-reach vacuum equipment can solve many access problems without positioning a ladder directly beneath every section of guttering, although every property still needs to be assessed individually.

Properties do not have to sit directly beneath a large tree to develop blocked gutters.

For properties close to mature trees, autumn leaves can naturally increase the amount of material reaching the gutter. Moss from the roof can then mix with leaves and finer debris, creating a denser blockage around outlets and downpipes.

The useful question is therefore not simply “When were my gutters last cleaned?” but “How quickly do my particular gutters fill up?”

A house beside mature trees may need checking more frequently than an exposed property with very little vegetation nearby.

For many properties, an annual gutter clean is a sensible starting point.

More frequent cleaning or inspection may be worthwhile if:

• The property is close to mature trees
• Moss regularly comes away from the roof
• The gutters have blocked previously
• You notice plant growth inside the gutter
• Water spills over during rain
• A downpipe appears not to be draining
• The property has difficult-to-see or inaccessible gutter sections

Autumn is an obvious time to pay attention to gutters because of falling leaves, but you do not need to wait for a particular season if the system is already showing signs of a blockage.
